An Industry Hub in the Osaki Redevelopment
In Kita-Shinagawa 5-chome, a few minutes’ walk from JR Osaki Station, Osaki Bright Core was completed in April 2015. The building rises 20 storeys above ground (two below), to a height of 92.6 metres, with a gross floor area of approximately 44,768 square metres. The project was delivered by the Kita-Shinagawa 5-chome No. 1 District Urban Redevelopment Association, with Mitsui Fudosan, Nippon Tochi-Tatemono, Taisei Corporation, Daiwa House Industry, Nippon Steel Kowa Real Estate, and Mitsui Fudosan Residential among the association’s participants. Nihon Sekkei was responsible for design, and Taisei Corporation for construction.
The structural system combines CFT (concrete-filled steel tube) columns with oil dampers — a seismic-control approach consistent with the standards applied across Osaki’s newer generation of buildings.
SHIP: A Civic Layer within a Commercial Tower
What sets Osaki Bright Core apart from a purely commercial office tower is the Shinagawa Hassei Incubation Park (SHIP), a municipal industry-support facility that occupies part of the building. Equipped with a 460-person hall, meeting rooms, and incubation spaces, SHIP functions as a hub for small businesses and entrepreneurs in the Shinagawa area. The coexistence of a city-run support facility and private office tenants within the same building envelope is a model that embeds civic function into what could otherwise have been a straightforward commercial development.
Osaki’s broader redevelopment — driven outward from JR Osaki Station since the 1990s — transformed a district of factories and warehouses into one of Tokyo’s southern sub-centres. Gate City Osaki (1999), Osaki Bright Tower (2006), and other completed projects established the district’s new character well before Osaki Bright Core joined the skyline in 2015. The name “Bright Core” extends the regeneration branding that runs through the district’s redevelopment sequence.
Summary
Osaki Bright Core was completed in April 2015 as a 20-storey, 92.6-metre office tower in Kita-Shinagawa, Shinagawa City. With the SHIP industry-support facility within its floors, it plays a dual role that distinguishes it from a purely commercial tower. Walking from Osaki Station toward Gotanda traces the full arc of post-1990 urban regeneration along one of Tokyo’s key southern corridors.
